For one reason or another, you find yourself having to relocate to the Cecil County Maryland or the Harford County Maryland area, bascially the Maryland Real Estate market. Could be going to school, job market, family...whatever...
Even a civilian contractor or a BRAC (Base Realignment and Closure) family looking to relocate to the Aberdeen Real Estate or the Edgewood Real Estate market, once  you have made the decision to sell or purchase a home, one of the most important things to consider is the use of an Licensed Professional Maryland Real Estate Agent. The Real Estate Agent Search is on...Some folks think that a real estate transaction is simple and easy. After all, we all know bar room lawyers and table top real estate engineers...Right !!! They couldn't be wrong !!!

Well, the fact of the matter is that they would be. Federal and State Laws require certain forms to be completed with each transaction. Some may apply to you and some may not. Your Real Estate Agent has been required to complete specific training and is required to pass a written exam administered by the state and the state then issues a license which requires continuing education to keep the license. The Agent must be aware of such things a Fair Housing Laws and Lead Based Paint requirements. The Agent is also held responsible for how they represent their clients.

A Real Estate Agent has by law, a fiduciary duty to his/her clients and is obligated to adhere to the Code of Ethics for Realtors. The Maryland Real Estate Agent can be fined or imprisoned for acts which would be in violation of the laws.

The bottom line is that the Maryland Real Estate Agent has much more to do...or loose....than the bar room lawyer or table top real estate engineer. Your Professional Licensed Maryland Real Estate Agent is obligated to have your best interest in mind and is accountable for their actions. Remember though, your Maryland Real Estate Agent is not a Lawyer, Accountant or an Appraiser. It is always advised to contact a professional who is outside the realm of the Agents expertise.

Who do I want to represent me ???

Now...When choosing a Realtor, you would naturally want a person/s who you would feel comfortable with. You might choose a firm with a national identity or a Mom and Pop real estate company that's been around for years. In either case your"AGENT" will be your Representative throughout the transaction. Get to know and trust your agent. These agents will be giving you advise that you will need to help make future decisions.

Your responsibility is to give the Agent as much information as you can about your wants and needs. How else is the Agent going to know how to help you? Don't think for one minute that a simple "contact us" reply from the internet is going to be enough. Put your phone number in the comments box and advise the agent when would be the best time to contact you. The Professional Maryland Real Estate Agent is not a used car salesman. They will treat you with respect and honor your wishes.

Your Agent should be available for calls day and night. Of coarse at reasonable hours. They should be available on the weekends and holidays and always return their calls in a timely manor. Your Agent should be a member of the local Board of Realtors and MLS ( Multiple Listing Service) in your area, and also adhear to the National Association of Realtors Code of Ethics.

Yes, your agent has a life too, but that doesn't mean you can't get a hold of them for days. Too many times we have had clients wanting to see a home, we call and call and call again to the listing agent to set up an appointment. Well, "I was away"....I was sleeping" I was this, I was that...

Now, if you had your house listed with that agent and your agent wouldn't answer their phone because of this or that, wouldn't you be a little miffed that a "Buyer" bought another house simply because they didn't have the opportunity to see yours??? The agent didn't return a call or simply waited till tomorrow??? 

Your Agent should be up to date with the latest technology at their fingertips. The INTERNET is a valuable tool for both you and your agent. Searching the Internet for properties or in the case of a seller, doing a Comparative Market Analysis requires the best tools available to market your home and also answer inquiries from INTERNET buyers.

Your Agent can not "tell you what coarse to choose but your agent can give you "options" from which you can choose from. In the end, all decisions come from the client and the agent is a tool the buyer/seller will use to make that decision.

What we feel (Bruce & Barbara)

We feel that we need to be available for our clients when they need us. After all, this is probably one of the most important decisions and purchases of your lifetime. During the real estate transaction, the client and the agent/s (Bruce & Barbara) become close as they have shared important information with each other. Like a Doctor and a Lawyer, you'll need  to share confidential information which goes no further than the transaction. One of the duties of an Real Estate Agent is confidentiality. 

A Real Estate Agent will also guide you through all the paperwork and explain everything in detail and why this "paper" is so important. A good agent will also assist in setting up inspections and report back the findings to the client, so that decisions can be made in a timely manor.

A good Real Estate Agent will separate themselves from the transaction emotionally. Sometimes a buyer/seller become to emotionally involved with the house they are buying/selling. That client might make the wrong decision based on emotion rather than correctness. The Agent will advise the client in an non-partial manor...in the best interest of the client...maybe even suggest that a professional inspection be completed or a Lawyer contacted for legal advice or suggest checking with your accountant...could be lots of things.
